Demand-based vs. consumption-based certificate, mandatory listing details and possible fines — explained for sellers.
Why you need it
When selling a property a valid energy certificate is mandatory under the Building Energy Act (GEG). It must be shown unprompted at the viewing at the latest and handed over after the contract is concluded.
Certain details are already required in the listing: the type of certificate, the main energy source, year of construction, the energy value and the energy efficiency class.
Demand vs. consumption certificate
The consumption certificate is based on actual energy use over recent years and is cheaper. The demand certificate assesses the building's fabric (insulation, windows, heating) and is more meaningful — for older, unrenovated buildings it is sometimes required.
If the certificate is missing or mandatory listing details are absent, fines of up to €10,000 are possible. Order it in good time before marketing.
