Buying without travelling: power of attorney and remote purchase
How to acquire German property without being present in person — securely, via power of attorney and representation.
Published by: HomesInGermany
Do I have to come to Germany for the notary appointment?
No. With a notarised power of attorney, certified abroad and apostilled or legalised, a person you trust can represent you at the notary appointment.
The power of attorney is the key
You do not have to travel to Germany to buy. The usual route is a notarised power of attorney allowing a person you trust to sign the purchase contract on your behalf.
If you grant it abroad, your signature normally needs notarial certification plus legalisation — an apostille within the Hague Convention, otherwise consular legalisation by the German mission. China's accession to the Apostille Convention has simplified this route; we confirm the exact path with the notary in advance.
What I handle for you on the ground
Property selection and an honest assessment, video viewings with time for your questions, document review, liaison with the developer or seller, coordination of notary, interpreter and power of attorney, and support through to handover.
On request I then arrange letting and ongoing management, so you don't have to deal with tenants, service charges or annual statements from abroad.
Frequently asked questions
+ Do I have to come to Germany for the notary appointment?
No. With a notarised power of attorney, certified abroad and apostilled or legalised, a person you trust can represent you at the notary appointment.
+ Do I need a German bank account?
Not strictly — payment from a foreign account is possible. A German account is far more practical for running costs, rental income and tax payments. Expect source-of-funds checks on international transfers under anti-money-laundering rules.
